We are looking for an experienced freelancer to assist with a residential extension project. The task will involve creating CAD drawings based on the existing plans, which I will provide in the form of photographs and hand-drawn survey notes. The project is for a single-storey extension to enlarge the kitchen and incorporate a downstairs toilet on an existing semi detached 3 bedroom property approx. 100m2 across two floors.
Deliverables:
Existing Drawings: Floorplans, elevations, and sections based on the provided survey notes and photographs. Proposed Design: A design that aligns with the project brief, making the kitchen bigger and adding a downstairs toilet. The design should be clear, functional, and well-detailed. Building Regulation and Construction Drawings: This should include the necessary UK building regulations, such as U-values, drainage plan, electrical plan, and other relevant details. Structural calculations are not required, but the drawing should be compliant with UK building regulations. The project should be completed on AutoCAD (or AutoCAD LT), and it’s essential to adhere to our templates and layer structure to ensure consistency.
Skills/Experience Required:
Proficiency in AutoCAD or AutoCAD LT. Knowledge of UK building regulations, planning guidelines (including Permitted Development), and construction details. Ability to produce clear, accurate, and detailed technical drawings. Preference will be given to applicants based in the UK, ideally England, to ensure a full understanding of English building regulations and planning guidelines. Budget and Timeline: Please provide a fixed price for the work, and let me know your estimated timeline for completing the project. It is best to assume that there will be some revisions while we get to know each other, such as design tweaks from myself and from the client. So factor this into your price.
This is a straightforward extension project, but attention to detail and adherence to building regulations are key. If this sounds like the type of project you’d be interested in, please get in touch with your proposal.
