I own a rental property where the tenant is consistently late with his payments as I type this his rent is 2 weeks over due. I know for a fact it’s not affordability as he’s a builder and we’ve asked him for a quotation for some work and he’s told us he’s fully booked for the next 3 months. At this point I don’t want him evicted because I’ve been down this road before but on the other hand I think he’s taking the p**s paying me when he likes none of our other tenants do this. So my idea is I will meet up with him in the next few weeks to discuss the situation with a letter before action hoping this does the trick if not I may be forced down the nuclear option route but hopefully not. So at this point I’m after someone who specialises in this area to guide/cost me through the different stages starting with the LBA. Thanks
