We’re WoodNLite (woodnlite.com) and need an experienced BIM modeller to produce BIM-ready files for a wood-and-glass office partition system. Scope: 10 elevations (architectural elevations of the partition wall types) plus parametric profiles, door and sidelite families, and the detailed hardware variants listed below. Files must be accurate, production-ready, and easy to specify by architects and contractors.
What we need
Deliver high-quality BIM assets for our wood-and-glass partition system that can be dropped into Revit (and exported to IFC/DWG). Work includes:
10 elevation drawings / 3D elevation models of typical partition wall conditions (architectural scale).
Parametric profiles for wood rails and stiles (so widths & glass lite patterns can be adjusted).
Door and sidelite families:
Door + one sidelite
Door + two sidelites (one either side)
One as above withPair doors
Each of the above with: overhead closer, built-in bottom rail closer, and floor closer variants (so 3 hardware variants per elevation where applicable).
A materials/finishes schedule (names and simple parameters: wood species, glass type, finish).
Exportable files: native Revit .rvt and .rfa families, IFC, DWG (plans/elevations/sections), and optional SketchUp/ArchiCAD if available.
Level of detail: suitable for specification and coordination (LOD 300 / BIM for design documentation). Please state if you propose LOD 350/400 and pricing for that.
Cleanly named families and views (consistent naming convention).
Fully parametric profiles for stiles/rails and hardware (users must be able to change rail width and pull handles and locking ladder pull).
One Revit project file containing the 10 elevations with correct scale and annotation (and separate family files for doors and sidelites).
IFC export that preserves geometry and material names.
DWG elevations and a simple PDF set (for quick review).
A short PDF or text readme listing model assumptions, unit settings, and how to edit the parametric options.
Models checked for geometry errors (no overlapping solids; families should be workset-ready).
Provide 3 sample renders/screenshots of representative elevations.

(These are examples — include additional typical partition conditions among the 10 elevations: full-height, partial-height, fixed glazed panel with wood stiles, corner condition, entry with transom, etc.)
What to quote / include in your proposal
Fixed price (or hourly with estimated hours). Do not assume a timeline from us — include your proposed lead time in your bid.
What file formats you will deliver (minimum: Revit .rvt/.rfa, IFC, DWG, PDF).
Your proposed LOD and whether you can deliver optional LOD upgrade and at what price.
Short portfolio of 2–3 previous BIM projects, preferably partitions, curtain walls, or bespoke joinery families.
Short note on the Revit version you’ll use and whether families will be backward-compatible (or if you’ll supply multiple versions).
Confirmation you will supply a short readme and basic usage instructions.
Any assumptions or exclusions (e.g., not providing MEP coordination, structural connections, shop drawings).
